Request for Comments – Official Plan Amendment and Revised Zoning By-law Amendment Applications - 2747883 Ontario Inc. and 2753502 Ontario Inc. – 13572 and 13586 Bayview Avenue

A request for comments concerning proposed Official Plan Amendment and revised Zoning By-law Amendment applications to permit additional residential units within a previously approved eight storey residential apartment building.


Background

  • On July 6, 2022, the previous Council approved an eight storey, 103 unit apartment building having a density of 218 units on the subject lands.

  • Official Plan Amendment 36 was approved by Council on July 6, 2022, which established site specific policies to permit an eight storey residential apartment building with a density of 218 units per net residential hectare.


Development Proposal

  • The applicants are seeking Council’s approval of its Official Plan Amendment and revised Zoning By-law Amendment applications to allow an increase in the maximum permitted density from 218 units per hectare to 285 units per hectare within the approved eight storey residential apartment building to be constructed on its land holdings.

  • The proposed increased density would result in an increase in the maximum number of units from the originally approved 103 to 135 dwelling.

  • The applicants’ proposal would not result in any changes to the proposed built form and height with the additional density being attributable to reduced unit sizes and reduced amenity space internal to the building.

Public Comments:

The public may submit written correspondence regarding agenda matters by email to clerks@richmondhill.ca. Written correspondence must be submitted by 12 p.m. on the day of the meeting. Comments submitted will be provided to all Members of Council, considered as public information and noted in the public record.

Delegations:

No prior registration is required to make an in-person Delegation, but is encouraged. Prior registration is required should the public intend to make an electronic delegation by video conference or telephone. Applications to appear as a delegation must be submitted by 12 p.m. on the day of the meeting by email to clerks@richmondhill.ca. The Office of the Clerk will provide instructions on appearing as a delegation.
