A request for comments concerning a Zoning By-law Amendment application to permit one (1) additional building lot on the subject lands.

A request for comments concerning a proposed Zoning By-law Amendment application to permit the creation of one (1) additional residential building lot on the subject lands.
The applicant is seeking Council’s approval of its Zoning By-law Amendment application
to permit the creation of one (1) additional building lot with frontage on Cynthia Crescent
for single detached residential purposes on its landholdings. The existing and new lot
shall accommodate a total of two (2) single detached dwellings.
The applicant is also seeking to rezone a portion of the subject lands to Open Space (O) Zone in order to protect a mature treed area to the rear of the subject lands.
A request for comments concerning a proposed Zoning By-law Amendment application to permit a low density residential development to be comprised of 12 semi-detached dwellings on the subject lands.
The applicants are seeking approval for a Zoning By-law Amendment and a draft Plan of Subdivision to allow for a low-density residential development consisting of 12 two-storey semi-detached dwellings. The proposed layout includes four semi-detached dwellings facing Maple Grove Avenue and eight facing Schomberg Road.
Currently, the land has four single detached dwellings that will be demolished for this development. The site is within the Oak Ridges Moraine Conservation Plan's Settlement Area and the Elm Grove/Maple Grove/Aubrey Avenue Residential Infill Study Area.
The proposed development does not align with the medium-density residential forms anticipated in the Elm Grove/Maple Grove/Aubrey Avenue Residential Infill Study but is consistent with the low-density forms allowed in the Neighbourhood designation of the Plan.
City’s Park and Natural Heritage Planning staff have reviewed the proposal and recommended revisions to preserve mature Sugar Maple trees along Maple Grove Avenue and to support new tree plantings.
A request for comments concerning a proposed Zoning By-law Amendment application to permit a medium density residential development to be comprised of nine (9) townhouse dwellings on the subject lands.
The proposed configuration of the development includes two (2) blocks of townhouse dwellings consisting of four (4) dwelling units and five (5) dwellings units fronting onto a future private common element condominium road
The subject lands are designated Neighbourhood in accordance with Land Use of the City’s Official Plan. The lands are also located within the Settlement Area of the Oak Ridges Moraine Conservation Plan (“ORMCP”), and the Puccini Drive Infill Study
